         Q. Hi!  I have read through your website and really appreciate all of the information. Question for you:  How accurate are the HOME MOLD TESTS? Here's the situation:  My family currently lives in a rental.  We suspected high levels of indoor mold due to some symptoms that our family was showing.  We bought a few home mold tests and tested two rooms and had one control test outside.  Within 48 hours, the bottom of the petri dishes from the inside rooms were covered with mold and the one from the outside only had a few mold growths.  So we took the test to our landlord and he is claiming that the tests are inaccurate and thinks we are wrong about our theory (that we are potentially living in a dangerous situation.)  I have called a local home inspection service and they don’t know much about the home tests, but say that the tests would be inaccurate by not showing all of the airborne mold.  Hence we have even more airborne mold than the petri dishes show.  So what are your thoughts on the accuracy of the home tests? [November 24, 2004]

         A. Yes, it is very likely that your rental unit has more mold than is reflected in taking just a few do it yourself mold test kits because each kit is only measuring a specific area of your home. You should use mold test kits to mold test the air of EACH room, any attic/basement/crawl space/garage, and the outward air flow from each heating/cooling duct register for the possible presence of elevated levels of airborne mold spores, in comparison with your outdoor mold control sample. You can mold test kits at a large hardware or home improvement store. This is called total home testing. But not even mold inspectors often do total home testing because of a limited customer budget for professional testing services [much more expensive than home mold test kits]. Home mold test kits are very accurate in detecting mold levels in rooms and areas tested, and far more accurate in mold diagnosis than the inferior air cassette testing done by most mold inspectors and industrial hygienists. Because you already have mold test results showing elevated levels of indoor mold compared to the outdoor test you have already done, you should send all of the mold test kits to our mold lab for analysis and mold species identification. Then you will have written mold lab results from an accredited mold lab that identifies the mold species occupying your home, plus some quantification as to the severity of the mold health threat.
